  • Location: Continental USA (No Hawaii, Alaska, or PR)

  • Market Status: Off Market or Pocket Listing. We DO NOT Accept Publicly Listed Properties (MLS/LoopNet)

  • Builder Activity: At least 1 US Top 50 Home Builder actively building within 1 mile of property AND 3 builders building within either the Metro Statistical Area (MSA) or within 10 miles of property.

  • Proximity to Current Development: Within 1 mile of permits or active development from at least 1 Top 50 home builder.

  • Area Average Housing Sales Price: $450K and above.

  • Density: Ballpark Acreage; 5 to 200 Usable Acres Low/Medium Density (Single Family Detached) - 2.5 to 100 Usable Acres Higher Density: Single Family Attached (Townhomes)

  • Zoning: Zoned or can be re-zoned for Single Family Residential

  • Utilities: Public sewer and water at or near the property

  • Access: Parcel touches a Public Right-Of-Way (ROW) – road

  • Topography: Flatter is better. Slopes cost more to develop therefore reduce value and also can cause utility issues.

I like to lend on investments with a Co-Living model exit strategy, outside of Colorado. Within Colorado I am a buyer for these types of deals.

  • Term: 1-2 Years

  • Rate: 10-12% Interest Only

  • Position: First or Second Position

  • Equity: 15-20% Equity Participation

  • Location: Nationwide (Excluding Colorado)

  • Type: Prefer Co-Living But Will Look At Others With Equity Participation
